Can I use the same app to submit my quarterly returns for my business and my rental property I'm not vat registered ?

Yes, you can manage and submit both returns through the same QuickBooks dashboard, but you'll actually need two separate accounts under that one login.

 

Because HMRC views a sole trader business and a rental property as completely separate income sources, Making Tax Digital (MTD) rules require you to maintain separate digital records for each to avoid mixing the data.

 

QuickBooks Sole Trader Plus is the right choice for your business since it's specifically tailored for non-VAT registered users, focusing purely on income tax, receipt capture, and bank tracking. However, to stay compliant, you'll need to set up your current account strictly for your business, and then open a second, separate subscription configured as a "Landlord" account for your rental property.
